The experts of VALRUS conducted appraisal of market value of retail center ‘Torgoviy Kvartal’ in Kaluga, Moscow region. Valuation was performed for loan purposes in Sberbank RF. The shopping mall, located at the address Moskovskaya str., 338a, is the largest retail and entertainment center of this city. Market value of the property was about 101 mln.dollars.
The property is located on a land plot of 32,7 ha, total area of building – 43 035, 8 sq.m., leasable area – 30 624, 4 sq.m, ground level car park with a capacity of 2000 parking lots. The project included an expansion of the complex in the future by organizing a cinema construction (phase 2) and increasing retail spaces (phases 3, 4). Currently the main tenants of the retail are - 'Rainbow' (Auchan) hypermarket, supermarket of products for home (the DIY) - 'Stroydepo', hypermarket of sport goods 'Sportmaster', supermarket of electronics 'Telemaxks', supermarket of goods for children 'Children's World', and the whole number of clothing stores, shoes and other goods, including "L'Etoile", "Zenden", "O'stin", "Zarina", "Colin's", "McDonalds".
