Thanks to the recommendation of the law firm Dentons, in 2018, Valrus specialists valued the real estate properties of the company's representative office Porsche in Moscow on Leningradskoye highway. The facility is used to house a representative office (Porsche Russland), as well as a dealership.
Car dealership is a narrow and very specific sector of commercial real estate. It is quite closed and at the same time self-sufficient. From the point of view of development, a car dealership is not an easy product. An effective car dealership should be designed and built to meet the strict requirements of car brand representative offices. And these requirements are so high that most dealer companies prefer to build for a specific brand instead of looking for a ready-made room to buy or rent.
We conducted the first valuation as of 2016. This case of challenging the cadastral value turned out to be quite unique, since the forensic examination fully confirmed the correctness of our valuation, issued a positive expert opinion confirming the compliance of the Valrus report with the legislation on valuation activities and valuation standards. The uniqueness of this case is that only in 5% of cases, forensic experts respond positively to the first question of the court, about the reliability of the valuation report and fully agree with the methodology and figures obtained by the valuers.
Thanks to these results, Dentons lawyers and the management of Porsche Russland highly appreciated our work, and soon turned to us again. This time, it was necessary to challenge the cost for 2018, and this work differed from the previous one in that the forensic expert showed a desire to determine the cost himself. Finally, according to the results of the examination, the court established a new cadastral value in the amount of the market value.
